Moving to Katy from out of state: the complete guide

By Britney Lee, REALTOR® · eXp Realty · Updated September 2026

The short answer: thousands of families make this exact move every year, and the process is built for it. You can tour by video, sign digitally, and close remotely. The three things that surprise transplants are property taxes, MUD line items, and insurance costs, and all three are manageable when someone flags them on each house before you offer.

Why people land in Katy

The usual mix: a job in the Energy Corridor or West Houston, schools with strong reputations, master-planned neighborhoods where the pool and the trails are part of the deal, no state income tax, and more house for the money than wherever they're coming from. Katy has been absorbing newcomers for decades. You will not be the only new family on the street.

What actually surprises transplants

  • Property taxes are the trade for no income tax. Total rates here are higher than most states, and in newer master-planned sections MUD taxes push them higher still. I put the real tax number in front of you for every home, not the teaser math.
  • Insurance is real money. Gulf Coast weather means homeowners insurance runs higher than in much of the country. Get quotes during your option period, not after closing. Ask about flood insurance on every home, even outside mapped flood zones; it's cheap insurance for a question you want answered.
  • HOAs are nearly universal in master-planned communities, and they're why the common areas look the way they do. Read the rules before you commit, not after you paint the door.
  • It's car country. Plan your life around the commute corridors: I-10, Westpark Tollway, and the Grand Parkway. Test-drive your commute at rush hour before choosing a neighborhood.
  • Summer is serious. The air conditioner is the most important system in the house. It's the first thing I check the age on.

How buying remotely works with me

  1. A real call first. Budget, timeline, commute, schools, lifestyle. We build the target list before you spend a dime on flights.
  2. Video tours where I show you the truth. I walk homes on live video and point the camera at the problems too: the foundation cracks, the aging AC, the backyard drainage. You get the walkthrough a friend would give you, not a highlight reel.
  3. One focused visit trip, if you can. Most clients fly in once for a day or two of shortlisted showings. Some skip it entirely and buy on video; that's a real option, not a last resort.
  4. Remote paperwork and closing. Offers and disclosures are signed digitally, and remote closing options mean the last step doesn't require a flight.
