Katy vs Fulshear vs Cypress vs Richmond: where should you live?

By Britney Lee, REALTOR® · eXp Realty · Updated September 2026

The short answer: all four sit on Houston's west and northwest side and all four are dominated by master-planned communities, so you're choosing between commute corridor, school district, and home age more than anything else. Anchor on your commute first. The details below are the honest trade-offs.

I work all four of these areas, so I don't have a horse in this race. Here's how I'd lay it out for a friend.

Katy: the established anchor

Katy is the most built-out of the four: mature master-planned communities, the most retail and dining (LaCenterra and the Katy Mills corridor), and the I-10 and Westpark corridors for commuting. Much of Katy feeds Katy ISD, which is a major reason families target it. Because it's more established, you'll find a wider range of home ages here, which also means a wider range of tax rates and price points inside one city. If you want proven neighborhoods, big-school infrastructure, and the shortest learning curve, Katy is the default for a reason.

Fulshear: the fast-growing frontier

Fulshear is where the newest master-planned growth is happening, wrapped around a small historic core. Newer homes, newer amenity centers, newer everything, including newer MUD debt, so check the tax rate line on any listing. Most of Fulshear feeds Lamar CISD. The commute is the trade-off: you're farther west, though the Texas Heritage Parkway and Westpark Tollway have improved it. I've closed multiple homes out here, including new construction, and the growth is real. If you want the newest house your money can buy and don't mind being early to an area that's still building out, look here.

Cypress: the northwest value play

Cypress runs along the 290 and Grand Parkway corridors on Houston's northwest side, feeding Cy-Fair ISD, one of the largest districts in Texas. It has its own heavyweight master-planned communities and, depending on the neighborhood, often strong value for the square footage. If your commute points northwest rather than west, Cypress usually beats Katy on drive time, and that alone should decide it for a lot of buyers.

Richmond: the southern route

Richmond pairs one of the oldest town centers in Texas with fast-growing new communities along the Grand Parkway and Highway 59 corridor. School zoning varies by neighborhood among the Fort Bend-area districts, so verify per address. If your work points toward Sugar Land or the Medical Center, Richmond's corridor often makes more sense than fighting across to I-10.

How to actually decide

  1. Anchor on the commute. Drive it at rush hour before you fall in love with a floor plan. The prettiest kitchen in Texas doesn't fix ninety minutes a day in traffic.
  2. Pick your district second. Katy ISD, Lamar CISD and Cy-Fair ISD all have strong campuses, and zoning is neighborhood-by-neighborhood, so verify the specific school for any address you're serious about.
  3. Decide on home age honestly. Newer means modern layouts and builder warranties but higher MUD taxes. Established means lower taxes and mature trees but older systems. There's no free lunch, only the trade you prefer.
  4. Then let the budget pick the neighborhood, not the city. Every one of these areas has sections that fit most budgets. The right question is "which neighborhoods in my range" not "which city."
