Selling in Katy, Fulshear, Cypress & West Houston

Sell for top dollar, without the guesswork.

Your home is likely your biggest asset. I price it from real local comps, prep it so every dollar you spend comes back, market it where buyers actually look, and negotiate like it's my own money on the table.

What this market means for you

Balanced markets reward prepared sellers

Buyers have negotiating room and time to think right now. Homes that are priced right and show well are still moving, and pricing and condition are doing the heavy lifting. That's exactly the work we do before your sign ever goes in the yard.

Price it right

A real comparative market analysis from what's actually selling near you, and an honest number even if it's not the one you hoped for. Overpricing costs sellers more than any other mistake.

Prep what pays

A room-by-room walk-through with one filter: does this dollar come back at closing? You'll know what to fix, what to skip, and what to stage.

Market everywhere buyers look

Professional photography, an MLS listing that syndicates to HAR, Zillow and realtor.com, plus social media that puts your home in front of local buyers before they ever search.

Negotiate to your net

Offers, repair requests, appraisal gaps, closing costs. The sale price is not the finish line. What you walk away with is, and I protect it through funding day.

Seller questions

Before you list

How long will it take to sell my house?
Houston-area homes averaged 54 days on market in August 2026 per HAR. Priced-right homes in good condition move faster than that average, and overpriced homes sit far longer. Your timeline estimate comes with your valuation, and my guide on the best time to sell in Katy covers how the calendar plays into it.
Do I need to renovate before listing?
Usually less than you think. Paint, lighting, deep cleaning and curb appeal return their cost far more reliably than big remodels. I'll walk your home with you and tell you which projects pay back, and my breakdown of what it actually costs to sell in Katy shows where every dollar goes.
What if I list with you and it isn't working out?
Then we talk, straight, the way we started. The listing agreement is a written contract with a defined term, and we go over every line of it before you sign, including how it ends. I would rather part ways cleanly than hold anyone hostage to a signature, and you will never be pressured to renew. My clients stay because it's working, not because they're stuck.
What if I need to sell and buy at the same time?
That's one of the most common situations I handle, and timing is everything. I wrote a full guide on how to sell and buy at the same time: leasebacks, contingencies, and the strategies that keep you from owning two homes or none.
