My read

About as balanced as this market gets

Five-plus months of inventory means neither side holds all the cards. That changes how you should play it, depending on which side you're on.

If you're selling

Pricing and condition are doing the heavy lifting

You can still get a strong result out here. Homes that are priced from real comps and show well are moving, and some are still drawing multiple offers. Overpriced or tired listings are the ones sitting past that 54-day average.

Countywide numbers are context, not a plan. What's happening in your subdivision and your price range can look very different from the metro average, which is why the first step is a valuation built from your street's actual sales.

If you're buying

You have room to negotiate and time to think

That was not true two years ago. Balanced inventory means sellers are entertaining repair requests, closing-cost help, and rate buydowns again, and builders in Katy and Fulshear are competing hard with incentives on new construction.

Rates near 6.7% change the math on what a seller credit is worth. Sometimes a rate buydown saves you more than a price cut of twice the size. That's exactly the kind of lever we use when we structure your offer.
