Katy ISD school zoning: verify it before you offer

By Britney Lee, REALTOR® · eXp Realty · Updated September 2026

The short answer: if schools are driving your purchase, the school line on a listing is a hint, not a promise. Boundaries shift as fast-growing districts open campuses. Verify the address with the district's official attendance tools, confirm with the school during your option period, and buy knowing that zoning can change. Here's the exact process I run for school-driven buyers.

Why this matters so much here

School reputation is one of the biggest reasons families choose the Katy area, and homes zoned to sought-after campuses carry real price premiums. That premium is exactly why you verify: paying a schools premium for a home that's zoned differently than the listing claimed is one of the most expensive mistakes a buyer can make, and it's fully avoidable.

Why listings get it wrong

  • Boundaries move. Growing districts open new schools and rebalance attendance zones. What was true when the seller bought may not be true today, and may change again.
  • Listing data is manually entered and often copied from old records. Nobody at the MLS is auditing the school fields.
  • New construction is the trickiest. Brand-new sections are sometimes zoned to temporary campuses or rezoned as the community builds out. Ask the district, not the sales office.

The verification process I run

  1. Check the district's official attendance-zone tool for the exact address. Every district serving this area, including Katy ISD, Lamar CISD and Cy-Fair ISD, publishes current boundary information. That's the source of truth, not a portal or a listing.
  2. Call the school itself and confirm the address, ideally during your option period while you can still walk away. Registrar offices answer this question every day.
  3. Ask about what's coming. If the district has announced new campuses or boundary studies in the area, I want you to know before you offer, not after.
  4. Never rely on anyone's verbal assurance. Not the seller's, not the builder's, and honestly, not even mine. We verify through the district for every school-driven purchase I handle. It takes minutes and removes the biggest what-if.

The honest fine print

Verification tells you today's truth. It cannot freeze it. Districts rezone as they grow, and nothing in your closing paperwork guarantees a school assignment forever. Two practical hedges: established, built-out neighborhoods see less boundary movement than brand-new growth areas, and buying reasonably central to a campus rather than at a boundary edge lowers your rezoning exposure. Neither is a guarantee. Buy the house you'd still be glad to own if the boundary ever moved.
